ClearPath: Mortgage Math Buyers Can Trust Before They Ever Talk to a Lender

The Challenge

Most people walk into their first lender conversation blind. The mortgage calculators they find online are marketing estimates built to capture their phone number, not to tell them what they can actually afford — and the numbers that matter (buying power, debt-to-income, what a payment really contains) stay opaque until a loan officer runs them. Add the fear that even asking will ding your credit score, and buyers avoid the research phase entirely.

ClearPath was built around the opposite promise: "know before you talk to a lender" — real math, not marketing estimates. That meant engineering a guided intake gentle enough for a first-time buyer to finish, a calculation engine transparent enough to show its work, and a consent-first approach to credit — the interface repeats "Free · No SSN required · No impact to your credit" at every anxious moment. Naqvix designed and built the whole platform end-to-end, consumer front to staff CRM.

The Solution

The journey wizard — a path selector splits Buying from Refinancing, then asks one question per screen. The purchase journey runs 6 steps: timeline → ZIP code → budget sliders with a live derived callout ("Loan amount: $320,000" updates as you drag) → occupancy and property type → a financial snapshot of income, debts, and credit range → employment plus first-time-buyer and VA checkboxes. The refinance journey runs 5 steps, including a current-mortgage step with a live equity callout and a Rate & Term vs. Cash-Out choice.

The live calculation engine — the results report computes buying power with a range, a payment-breakdown donut (principal & interest, tax, insurance, with a monthly/annual toggle), DTI with a health badge, LTV, total interest and lifetime cost, and side-by-side loan comparison cards (conventional 30-year vs. 15-year, with a "Recommended" badge). It even works with zero input, rendering a sample report.

  • A skippable 2-step personalize flow with an explicit soft-credit-pull consent step
  • Property search with ZIP/price/beds filters, budget scoring, and a neighborhood snapshot that falls back to real public data from OpenStreetMap, FEMA, and the U.S. Census
  • Drag-and-drop pre-approval document upload and a specialist-connect scheduling page
  • A consumer dashboard with KPI tiles, a 5-stage journey tracker, saved scenarios and homes — usable as a guest in local-preview mode
  • Auth done properly: Google OAuth, email/password, and magic links, with real server-side session auth (guest requests correctly get 401s)
  • A gated Staff Console CRM for the lending team: Leads, Pipeline, Pre-Approvals, Analytics, Settings

The full consumer arc functions in sequence: a buyer picks a path, answers one question at a time while the math updates live, and lands on a results report that shows buying power, DTI, LTV, and loan comparisons with the work visible. From there they can search properties against their budget, upload pre-approval documents, and track their progress on a journey dashboard — while the staff side sees the same funnel through a gated CRM with real session authentication.
